| As you may or may not be aware, an Energy Performance Certificate (EPC) is intended to inform potential buyers or tenants about the energy performance of a building, so they can consider energy efficiency as part of their investment or business decision to buy or occupy that building. An EPC will provide an energy rating for the building which is based on the performance potential of the building itself (the fabric) and its services (such as heating, ventilation and lighting).

The energy rating given on the certificate reflects the intrinsic energy performance standard of the building relative to a benchmark which can then be used to make comparisons with comparable properties. It is accompanied by a recommendation report, which provides recommendations on how the energy performance of the building could be enhanced, together with an indication of the payback period.

| EPC Improvement Reports |

| In light of MEES (minimum energy efficiency standards) brought in for England & Wales from April 2018 - we can provide ‘what if’ scenarios in the form of a - package of improvement report - and remodel the properties using simulations enabling us to identify the most cost effective solution to improve the energy efficiency / performance of our clients buildings. Keeping in mind budgets, our data analysis will show exactly what is required to achieve the best EPC rating for your building before any physical fabric, heating, cooling, lighting etc has been changed or installed. 

This will be based on information gathered from the original EPC assessment. We can then perform a multitude of energy performance simulations which will give a real sense of how big the opportunities for improvement might be, whilst enabling you to clearly focus on the energy performance inefficiencies.

| Section 63 Action Plans |

| As of September 2016, the Scottish government now requires further assessment in improving the energy efficiency of large buildings in Scotland via a Section 63 Action Plan. Much like the EPC Improvement Report, the Action Plan focuses further on energy and carbon savings targets, specifically on buildings that do not meet 2002 Buildings Regulations (Scotland) and with a floor area of over 1,000sqm.
